Buying a Home should be Educational, but Easy and Fun

A First Time Home Buyer or an Experienced Buyer should be aware of a lot of things as your home is a large purchase.  Finding a great buy on a home in the Omaha-Council Bluffs area, in our current economy, is easy.  We can help you in this area, but we will also help in the entire process.   There is NO CHARGE for our services to a home buyer.

The first thing you should consider is can I get financing and how much should you spend.  If you are a First Time Home Buyer, there are different programs available to take advantage of the FREE $8,000, which in Nebraska can be used for the down payment.  This FREE $8,000 is available everywhere but is EXTENDED on purchases through April, 2010 (which are closed through June 2010), so take advantage while you can. A new provision in the extended bill, provides $6.500 free money for  homeowners who have owned  a  home  for 5 years  and are buying another.  There are government approved lenders, but not all cover all programs available.  We can guide you to the lenders that meet your needs and they can, AT NO COST, help you become pre-qualified. 

Not exceeding 28% of your gross income has been a guide on how much you can afford.  Take your annual gross family income times 28% and divide that by 12.  This answer is the maximum you should spend per month, but keep in mind there could be unexpected things that come up and there's more to life than a home payment.  We can provide mortgage calculators, etc., but your lender should be guiding you in this area as well.

After you are pre-approved for a loan and know where you stand, we provide the search tools on the tab at the top of this page entitled 'Search Realtor.com'.  This is a free search of the MLS (multiple listing service) that allows you to search all homes listed through a realtor on the MLS.  Tell us the location area you want, # bedrooms, # baths, and more specific information and we will email you links to homes from the MLS, For Sale by Owner, Foreclosures, Short Sales, etc. to view before deciding which homes you want to see in person.  We will arrange a visit at your convenience, but if a home is occupied it may take some advance notice.

Remember it is OK to look at a home more than once.  Sometimes in an additional visit you notice things not seen on the first visit.   We will try to give you all the knowledge and tools you need, but our ultimate goal is that you find a home that is a good deal and one that you will be happy with.  When you know you have a great deal, you might say 'Call Greg at G & S Investments'.
